Delivering Storage Construction That Redefines Cost Expectations
Retail developer NZRPG had completed Stage 1 of its Westgate development using traditional structural steel. While the result met design expectations, it came at a cost exceeding $4,000 per sqm, creating an unsustainable model for future expansion.
Stage 2 required a fundamentally different approach. The 4,300sqm multi-tenancy storage development needed to reduce cost significantly without compromising structural strength, compliance, or performance. The project also demanded precision within a tight site footprint, integrating tilt-panel slab walls, fire-rated end walls, glazing, roller doors, and canopies.
Formsteel’s SuperSpan™ system transformed the project, by using our formed high-tensile steel beams, NZRPG achieved superior structural performance with around 25% less steel while delivering three times the strength (weight for weight) of traditional beam systems. Panels and structural steel were erected in tandem to streamline sequencing and minimise site delays. Formsteel delivered the complete structural envelope, integrating structure, cladding, roofing, insulation, and access systems into a cohesive system.
Completed in 24 weeks and delivered at less than half the cost of Stage 1, the Northside development demonstrates how technology and integrated expertise can reshape the economics of commercial construction.
